1,900-acre community in Texas kicks off 15-year housing project

The 6,000 residential units include single-family homes, duplexes, townhouses and multi-family units in the 1,888-acre development. Mayfair will also have 70 acres of commercial development, 120 acres of mixed-use space and over 300 acres of public parkland. The community will include two new elementary schools, a middle school and a high school as part of Comal ISD.

Mayfair will connect the east and west sides of I-35 with an underpass under the newly rebuilt section of I-35 between Watson Lane and Kohlenberg. Mayfair will provide utilities through a water improvement district, which will partly fund state-of-the-art infrastructure on nearly 1,900 acres, according to the news release.

The first phase of Mayfair was approved by New Braunfels City Council on March 28. This first phase will include 1,532 homes, a school, a recreation center and 99 acres of public parks. According to New Braunfels Economic and Community Development, in 2020 New Braunfels entered into discussions with SouthStart to negotiate an agreement that would define the roles and responsibilities of the town and the development project as well as how the town will review and grant approvals for new developments within the property boundaries.

“SouthStar Communities came to us with a plan and the experience to be able to execute it and a shared commitment to what already makes New Braunfels so special,” New Braunfels Mayor Rusty Brockman said in a press release.

According to the statement, 750 single-family homes, of varying sizes, have been subcontracted to regional and national builders, and plots have been allocated for apartments, cluster homes and build-to-let homes. The first houses should be available in the summer of 2023.

Brockman added that the SouthStar team worked with the city and New Braunfels Utilities for 18 months and held several public listening sessions to ensure the Mayfair plan was considered by the community.
